Perth has a water hardness problem. Not in the sense that it's unsafe — it isn't — but in the sense that calcium and magnesium deposits are quietly destroying appliances in thousands of WA homes, and most homeowners only find out when something fails.

We pulled Water Corporation's full 2023–24 Drinking Water Quality Annual Report and mapped hardness measurements across all 28 Perth supply zones. What we found was a clear divide: the city's northern and groundwater-dominant suburbs are operating at hardness levels that most European water authorities would classify as requiring mandatory treatment.

Hardness is measured in milligrams per litre (mg/L) as calcium carbonate. The Australian Drinking Water Guidelines classify water above 200 mg/L as "hard" — though they make no health-based recommendation about treatment. The practical threshold for noticeable appliance damage is around 120 mg/L.

The contrast is stark. A household in Rockingham (55 mg/L) and a household in Yanchep (228 mg/L) are receiving water that is fundamentally different in its impact on appliances — even though both are fully compliant with Australian health standards.

What hard water actually costs

Scale damage is cumulative and largely invisible until something fails. The most common casualties are hot water system elements, dishwasher heating elements, and washing machine drums. Here's a realistic 10-year appliance cost breakdown for a household in the Very Hard zone (200+ mg/L) vs a household in a Moderate zone (80–100 mg/L):

Hot water system

Scale build-up on a resistive element reduces heat transfer efficiency, forcing the element to work harder to reach the same temperature. Studies on residential water heaters show that every 1.6mm of scale reduces efficiency by approximately 12%. In a 200mg/L area, meaningful scale can form within 18 months of a new element installation. Average element replacement cost in Perth: $280–$420 including callout. Typical replacement frequency in very hard water without treatment: every 3–5 years vs 8–12 years with treatment.

Dishwasher

Scale accumulates in the spray arms (blocking jets), the heating element, and the circulation pump. At 200+ mg/L, dishwashers in Perth's north typically show performance degradation within 2–3 years and major failure within 6–8 years. Average cost to replace: $800–$1,400.

What to do if you're in a hard water zone

The good news is that scale is entirely preventable. A TAC (Template Assisted Crystallisation) scale minimiser installed on your main water supply changes the form of calcium and magnesium in the water so they can't bind to surfaces. It doesn't remove the minerals — they remain in your water and remain beneficial — it simply prevents them from depositing.

TAC requires no salt, no electricity, no waste water, and media typically lasts 3–5 years. For a household in the Very Hard zone, the financial case is straightforward: a $600–$900 TAC installation will almost certainly cost less over 10 years than one hot water element replacement and one dishwasher repair.
